Welcome to Mexico by Owner. By accessing or using our website (mexicobyowner.net), you agree to be bound by the following terms and conditions. Please read them carefully before using our platform.
 

1. Overview

Mexico by Owner (“we”, “us”, “our”, “MBO”) is an online real estate listing platform that allows property owners in Mexico to advertise their properties directly to potential buyers and renters. We do not act as real estate agents or brokers and do not charge commissions.
 

2. Eligibility

By using this website, you confirm that:

• ​You are at least 18 years old.

• You have legal rights to list and advertise any property you post.

• All information you submit is truthful and accurate.
   

3. Listing Terms

• Listings costs are billed monthly in advance.

• Your first month is free.

• You may cancel your listing at any time through the Owner Portal on the MBO website.

• Featured Listings are available at an additional cost.

• ​All listings are subject to manual review and approval to prevent spam or fake content.
   

4. Payment and Billing

• Payments are processed securely through Stripe.

• You will be billed monthly based on the number of active listings and any selected add-ons.

• Failure to pay may result in the suspension or removal of your listing.
   

5. User Responsibilities

As a property owner, you agree to:

• ​Provide complete and accurate information about your property.

• Keep your listing up to date (e.g., pricing, availability, contact info).

• Refrain from posting fraudulent, offensive, or misleading content.

• Ensure that you have the rights to any photos or videos uploaded.

As a visitor or potential buyer/renter, you agree to:

• Use the site for personal, lawful purposes only.

• Contact owners respectfully and responsibly.
   

6. Content and Intellectual Property

All content provided on the site by us (branding, layout, graphics) remains the property of Mexico by Owner. You retain ownership of the content you upload, but by submitting it, you grant us the right to display and promote it on the site and our marketing channels.
 

7. Limitations of Liability

MBO is a listing service only designed to connect owners with potential buyers and renters. The owner assumes all responsibility regarding: deposits or payments collected from buyers or renters; vetting or background checks; damages to property; insurance, legal or Notario fees.
Mexico by Owner is not responsible for:

• The accuracy of property listings.

• Any transactions, agreements, or disputes between owners and buyers/renters.

• Losses, damages, or misunderstandings resulting from the use of this platform.

Users are strongly encouraged to verify listings and seek legal counsel where necessary (e.g., hiring a Notario in Mexico for property sales).
 
8. Modifications
We reserve the right to update these terms at any time. Changes will be posted on this page with the updated date. Continued use of the site after changes means you accept the updated terms.
 
9. Termination
We reserve the right to terminate or suspend access to your account or listings without prior notice if you violate these terms or abuse the platform.
